How do you get your offer accepted when there's 10, 15, 20 offers? This is something that agents all the time are asking me. How do you beat out all the other agents when you're presenting your offers? I'm going to go ahead and give you my secrets, so please don't tell the other real estate agents out there…

Step one: You have to make sure you build a good relationship with the listing agent. It's so critical. I always call up the agent, and I try and build up rapport with that agent.

Step two: The buyer's lender needs to call the agent as well to build rapport with them and to let the agent know how qualified you are as a buyer. It's very, very important, because everyone is worried about the same thing. The seller and the listing agent are both worried about, "Can the buyer close?" Sure, your offer may look great and they're happy with it, but they need to know if you can close. That's why so many cash offers are accepted in today's market. It's because of that one reason.

Step three: I have to find out the seller's motivation and their timeframe for when they want to move. So many times I'm able to get a deal done for my clients because of the buyer's flexibility on the closing date, and, in some cases, we even allow the seller to stay in the property to do a rent back from my buyer. This helps them, because a lot of times they're looking to buy another property. It really allows them that extra time to get into that other property, because nobody likes to do a double move.

Step four: You don't want to make a low ball offer. You have to examine the comps closely and make a competitive offer. These interest rates are not going to last forever, so you need to make sure that you take advantage of these low rates.

Step five: This is something that nobody else is doing, so please keep this a secret. One thing that's been really working for us is videos. When you like a house, what I'll do is I'll take a video of you walking around the house. Then we take that video, and we edit it. I then do a video where I'm talking about the strength of your offer, the reasons why you love their house, and we put together a really beautiful video that we send over with the offer.

Imagine you're a seller of a home, and you get five offers on the property. All of them are about the same, but the only difference is our offer has a video with it that explains how much you love the house. It shows you walking around the house. It has me talking about all of the qualifications. Has my background in it as well. It's a really professional video that lasts usually about a minute and a half to two minutes. It's a great touch that really personalizes the whole scenario. It's a great touch that really hits home with the seller and makes your offer get accepted.

Also, when we send over the offer to the listing agent, we always send over a bio sheet for you and for me so that the seller and the seller's agent know exactly who they're dealing with.
